The General Manager will manage and direct activities for the delivery of commercial tenant services, operations and asset planning, maintenance and repair for the local portfolio with accountability for the overall delivery of portfolio management, including engineering services, site services, energy management and environmental health & safety. Responsibilities also include adherence to business plan, budgetary control, capital planning and oversight of the daily management and operational activities associated with the portfolio.
Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
· Implement the approved strategic management plan for the asset(s). Has primary responsibility for the day-to-day operations to assure that all site operations are in compliance with established policies and procedures
· Oversee the preparation of the annual budget and management plan, monthly financial reports, variance reports. Responsible for reviewing and approving all reports prior to delivering to senior management
· Adhere to the approved budget with primary responsibility for cash flow forecasts, reforecasts, funding requests. Also responsible for reviewing real estate tax assessments and engaging tax consultants when necessary
· Conduct site inspections at a minimum on a weekly basis. Ensure a property inspection program is in place and implemented
· Oversee and approve the creation and maintenance of all site specific documentation and initiatives including, but not limited to, tenant handbooks, tenant anniversary programs, and other tenant retention programs, training meetings for tenants, site operations manuals and emergency procedures manuals
· Primarily responsible for controlling the procurement, contracting, and expenditure processes per policies of the company. Collaborate with accounting team to ensure all policies and procedures are adhered to
· Oversee all construction projects and delegate components of the projects, where possible, to ensure accurate and timely completion
· Ensure regulatory compliance and effective management of risk and liability
· Establish and maintain positive relationships with tenants
· Hire, train, and supervise management staff. Responsible for performance management, salary reviews, goal setting
· Participate in negotiation of service contracts to achieve highest levels of performance at competitive pricing in compliance with the company’s policies and procedures. Ensure team is overseeing vendors and accountability measures are in place
· Organize, monitor and assess the performance of supervised staff. Assure that staffing aligns to agreed qualification and coverage levels
· Maintain site specific lifecycle programs that align to occupancy strategy. Identify replacement requirements and contribute to capital programs
· Manage external vendors, contractors and consultants as required by the company. Follow agreed processes and procedures to procure contract services, define on-boarding requirements and maintain contracts.
· Maintain documentation of as-builts, operating manuals, maintenance, standard operating and emergency procedures. Where gaps exist, develop documentation in accordance to requirements outlined by the client and defined by platform and strategic leads.
· Assure that all required licenses, permits and certificates are maintained, available and current for the property, equipment and personnel. Ensure corrective actions are taken quickly and efficiently for any violations requiring repairs to building systems
REQUIREMENTS
· 7 years+ of commercial experience in Manhattan; strong understanding of property, building management and real estate concepts
· Large Project oversight experience
· Previous Management of large commercial assets required
